Pre Completion Work following contract (Northern Ireland)

Following the binding of contracts, the Seller's solicitor has to

(a)  Obtain the buyer's deposit if this has not already been received.

(a)  Get redemption figures on his client's existing mortgage for paying it off

(b)  Approve the draft purchase deed and arrange for his client to sign it

(c)  Reply to requisitions on title.  He will have taken instructions on how the keys are to be handed over and that information will be included in the replies to requisitiions.

(d)  Send a completion statement to the buyer's solicitors.  The completion statement will cover leasehold outgoings which have to be apportioned to the completion date.
