Post Completion matters (Purchase)
If you are a buyer, the first thing that has to be done is the filing of the Stamp Duty Land Tax return (SDLT 1) with the Inland Revenue. Once the stamp duty land tax certificate (SDLT5) is returned to us by the revenue, registration at the Land Registry can then take place unless the property is previously unregistered and in Northern Ireland.
If the property is in Northern Ireland and the title is unregistered, we have to obtain a memorial at the Registry of Deeds before we can apply for Compulsory First Registration.
If the client is a limited company which has taken out a mortgage, the mortgage has to be registered at Companies Registry within 21 days of completion. This has to be done before registration at the Land Registry.
The process of registration at the land registry involves us completing appropriate forms. Once registration at the Land Registry has taken place, we will notify you of that fact and send to you a copy of the title showing your certificate of ownership. The originals of the deeds are sent to your lender (if you have a mortgage) or are kept by us / sent in accordance with your instructions.
