Advising you on your mortgage and acting for the lender

It is our job to scrutinize the mortgage offer and ensure there are no onerous terms in it.  We will draw up the mortgage deed for you to sign in accordance with the lenders instructions.  

When you do come to sign a mortgage deed, we advise you of how a mortgage works and ensure that you understand that.  We also explain to you the crucial conditions in the mortgage and the consequences for you if you are in arrears or in breach of the mortgage conditions. 

We also ensure that you understand the essential financial terms in the mortgage offer.  This is not the same thing as giving you financial advice.  Giving financial advice is not our job.  However, we do make sure that the deal you thought you were getting is the same that you are getting in practice. 

Our duty to the lender is to ensure that their security is perfected on the property and to draw their attention to any information which might have a bearing on their judgment as to whether the property is adequate security for the amount being borrowed.   

Before completion of the mortgage, we send to the lender a report on title and request for funds.  Following completion, we register the mortgage on behalf of the lender. We will also carry out a bankruptcy search on you to protect the lender.
