Our job when acting for a seller (Northern Ireland)

These notes cover most of the processes but not necessarily everything.  At the outset, it should be noted that no job is exactly the same.

The work which we carry out is within the following practising frameworks.  Firstly, we are obliged to comply with the Solicitor’s Practice Regulations 1987 and the Home Charter Scheme.  The rules and codes are regulated by the Northern Ireland Law Society.  The Home Charter Scheme is more concerned with processes than the forensic side of a solicitor's work.  We do not mention all the processes directly in our sub-topics but we have made cross references between the code and the work topics in the table below and we have published the codes of the scheme on this site which can be accessed by clicking here

Secondly, the contracts that are issued and the documents used tend to be in standard formats.  If the sale is of a residential property, the contract used tends to be one which is subject to the Northern Ireland Law Society's Conditions of Sale (3rd Edition 2nd Revised). It is very unusual for a transaction not to be subject to the Standard Conditions.
